For roughly 15 years on Central Avenue, we watched Downtown Phoenix transform from a sleepy business district to a bustling hub of arts, culture and community. In the Spring of 2022, Holly Street Studio moved into our very own space on Van Buren Street, renovating a small century-old brick building at the gateway to central Phoenix, in true HSS fashion.
Design Strategy
The renovation transformed a 1930s brick-and-truss warehouse into a working expression of our values: transparency, adaptability, and delight in the happenings of studio life. The plan organizes around a central work floor with custom-built furniture— including our well-loved "breakfast bar" — serving as a long communal gathering space for meetings, models, and celebrations alike. At the street edge, an open gallery, seating area, and flex conference zone create a visible connection to Van Buren Street, while glazing and carefully oriented openings bring daylight deep into the space. Reinforced wood trusses, new MEP systems, and efficient material upgrades give the building renewed life with minimal intervention. Semi-private offices and a shared kitchen wrap the edges, balancing focused work with fluid collaboration spaces. A custom entry door and expansive glazing opens west to a view of the full-heigh mural across the driveway — setting a tone for the studio that thrives on exchange: with each other, our neighbors, and the city beyond.
